Sealcoating is one of the most important steps in the preventative maintenance plan. This simple periodic maintenance can double the life of your pavement and reduce the likelihood of larger repair issues, while providing a jet-black finish for your asphalt that will beautify your home or business. This simple, low-cost procedure can save you a significant amount of money in the long run by eliminating the need for more extensive and costly types of services.
Protect your investment! In addition to routine inspections and ongoing maintenance, sealcoating asphalt pavement slows pavement deterioration by protecting against the enemies of a parking lot. However, for maximum benefit, sealcoat needs to be applied approximately 12 months after the initial application and then on a regular basis, about every 2-5 years. Oil Spot Primer Professional solvents are used to clean oil spots and other harmful chemicals from the asphalt.
Methods of Sealcoating
Depending on your budget and time constraints, we offer two quality methods of sealcoating using coal tar and asphalt based sealers; Hand or Spray.
Hand Application
Applying the sealer by hand (using a brush) allows us to work the sealer into the asphalt, which makes it last longer and gives the surface a nice consistent, often textured, appearance. While this method may be slightly more costly, it allows for the application of more overall material and, consequently, longer lasting coverage and protection.
Spray Application
Spray application takes less time and material, which makes it less expensive but just as effective in terms of coverage and protection. This is an excellent option for those with time and/or budget constraints.
